Gottegere Anjnapura land for sale, 78000 sft
78,000 sft, total land, where in the land is divided by a road,
the present owner land is acquired by BDA for 80 feet road,
Presently the road is 60 feet road and getting expanded to 80 feet
road, the road connecting Gottegere and Anjapura and kanakapura Road,
The land is pledged to a MNC bank in Mumbai, and now the loan,
has gone into a NPA. Now the case is handled by Asset restructing company.
Our Two Agent associates are in touch with the ARC officials and they are willing
to settle the land from the Bank, for a totol price of Rs.20 Crore plus reg charges,
The market price for the land is around Rs.45 Crores.
As of now Kaidb has not acquired the land, and NOC is with the bank. The betterment charges
to be paid, and that may add upto Rs.20+ Lakhs.
Buying the land from the bank and the owner and waiting for resale, will take time, But buy and give for a JV, potential to make Rs.45 Cr in profit, even the ratio is works out in between,
45:55% for owner and builder. The running rate for flats is in between, 4400 -5000 per sft.
As there are 3-4 agents and bank officials involved, the commission for this transaction is fixed @2 Cr.
There is additional benefit for the buyers, bda will provide TDR or alternative site for the
losing land to the road, and we need to handle this differently with BDA officials. There is
a approx benefit of around Rs.4-5 Cr from BDA.
